Got a lead, but what do I say?

We have seen an increase in success lately from agents who have strong presence in local areas using dialogue that does not include mentioning where the lead has been received from, unless otherwise asked. It’s important to remember that while we focus on quality over quantity a lead which downloads a guide only, and does not proceed to an agent comparison report has not yet seen you as the featured agent or been told explicitly that you will call.

What are some things that are working for agents without mentioning AgentLink?

Dialogue 1:

“Hi (Name), (Agent Name) here from (Agency). Just a quick call to let you know that we have just sold (Insert address). Just wanted to let you know the sale price for that one is (Insert price). We saw X number of groups through the property and have a number of underbidders still looking. What price would a buyer need to be at for you to consider a move?”

Dialogue 2:

“Hi (Name), (Agent Name) here from (Agency). Just a quick call to let you know that we have just listed (Insert address). Just wanted to let you know the guide for that one is (Insert guide). We will be open this coming Saturday from (Insert time) and would love to invite you through. We also wanted to see if it would be worth mentioning your property to the underbidders on this one once it’s sold?”

“Hi (Name), I'm (Agent Name), I got your number from one of our partners - AgentLink. I can see you downloaded their (Guide Type), is there anything further you need help with in selecting your agent or have you already made a decision?"

Dialogue 2

Dialogue 4

“Hi (Name), (Agent Name) here from (Agency). I normally don’t make these calls, but I got your information from our partners over at AgentLink as they mentioned you downloaded their (Guide Name) and as their featured agent in the area we often help homeowners like you who are considering a sale. I quickly looked at your property online and ran your properties information (Insert Bed, Bath, Land Size + Other Featured) through our buyer database and noticed (Insert number of buyers) who area a 85%+ match for your property. No pressure from us, but if you are considering doing something it might be worth me taking a look at your property to give you an estimate/appraisal and see if it would be suitable for (Insert number of buyers) who matched on your property.”

Dialogue 5

“Hi (Name), it’s (Agent Name). I noticed you grabbed the (Guide Title) through AgentLink. It’s a great resource, but it can sometimes raise more questions than answers. Would you like me to run through the key points that apply to your property in (Suburb)?”

Dialogue 6

“Hi (Name), it’s (Agent Name) here. You recently downloaded the (Guide Title) through AgentLink. Guides are a great starting point, but every property in (Suburb) is different. Would you like me to pop by and give you a quick idea of what buyers are paying right now in your street?”

Dialogue 7 - Mainly for property improvement guide downloads

“Hi (Name), (Agent Name) here. You downloaded the (Guide Title). A lot of owners in (Suburb) ask me how the tips in that guide apply to their property. Would it help if I came out for 10 minutes and showed you what’s working well with current sellers locally?”

Dialogue 8

“Hi (Name), this is (Agent Name). You grabbed the (Guide Title) from AgentLink. A lot of owners use that as prep before they meet agents. Would you like me to come by for a quick appraisal so you can see how I’d answer those questions directly?”

Dialogue 9

“Hi (Name), this is (Agent Name). You’ve downloaded the (Guide Title). If I could give you just one piece of advice when choosing an agent in (Suburb), would you like me to share it?”

Dialogue 10

“Hi (Name), (Agent Name) here. You grabbed the (Guide Title) which is a great starting point. Just thought I’d send across a quick desktop appraisal for your property. While I haven’t yet seen the in’s and out’s of it, from what I’ve seen online I’ve quickly put something together for you. Has your property changed much since the photos I can find online were taking on (Insert Date)?”

Commission Comparison/Agent Comparison Report

Dialogue 1

“Hi (Name), it’s (Agent Name) here. You downloaded an agent comparison/commission comparison report in (Suburb). I’m the featured agent in your area, and great news, because you’ve used AgentLink you are now potentially eligible for a commission discount. Did you manage to take a look at the report and see how much you can now save?”

Dialogue 2

“Hi (Name), it’s (Agent Name) here. I’m AgentLink’s Featured Agent in your local area, which is great for you as your now potentially eligible for a further discount on our commission rate. Have you managed to take a look through the AgentLink report and where abouts are you up to with agent selection?”

Dialogue 3

“Hi (Name), it’s (Agent Name) here, the AgentLink’s featured agent in (Suburb). Because you’ve used AgentLink, you may qualify for a commission discount that most owners in your area don’t even know exists. Have you had a chance to look at your comparison report yet?”

Dialogue 4

“Hi (Name), (Agent Name) here. I saw you downloaded the AgentLink comparison for (Suburb). I’m the featured local agent, which makes you eligible for a commission saving if you choose to go ahead. Where are you currently at in the process of selling? Just looking, or already shortlisting agents?”

Dialogue 5 - No Commission Discount

“Hi (Name), it’s (Agent Name) here. I saw you downloaded the AgentLink agent comparison report for (Suburb). Were you mainly interested in commission information or hoping to get something else out of it?”
